Services
Brokerage: sales, acquisitions and leasing for all commercial property types
In brief: We represent owners, investors, buyers and commercial tenants on the sale, acquisition and lease of commercial property of all types in Florida, including industrial and flex, retail, office, investment property, land, storage and IOS. For multifamily property, we represent sellers and buyers on whole-property sales. Industrial and flex is our specialty. We provide commercial leasing for owners and tenants. We also provide commercial property management for owners, under a written management agreement. Each engagement starts with underwriting and a pricing analysis.
Sales: dispositions and acquisitions
We advise owners on dispositions, and investors and buyers on acquisitions, of commercial property of all types, from industrial and flex buildings to retail, office, multifamily and investment property, storage, IOS and land. Every engagement starts with underwriting: rent roll, lease terms, replacement cost and the buyer pool most likely to pay for the property.
For 1031 buyers, we identify replacement property that fits both the exchange timeline and the investment criteria.
Leasing
We represent landlords and tenants on industrial, flex, retail, office and owner-user space. For landlords, that means pricing, marketing and lease negotiation. For tenants, it means defining the requirement and finding space that fits the use, whether that turns on power, clear height and loading or on visibility, parking and layout.
The pricing analysis
Before we recommend a price or a rent, we prepare a pricing analysis: comparable sales and leases, replacement cost, the rent roll and lease terms, and the buyers or tenants most likely to transact. A pricing analysis is a broker's analysis for planning purposes. It is not an appraisal.
How an engagement runs
- Scope and agreement. We define the property, the objective and the terms of our engagement in writing.
- Underwriting and pricing analysis. We inspect the property, review the documents and prepare the analysis.
- Positioning and marketing. We decide how and to whom the property is presented. Some listings and searches are confidential; see off-market.
- Negotiation. We negotiate price and terms on the client's behalf.
- Diligence and closing. We stay engaged through closing. Clients may choose any title agent or escrow agent.
