What we look at
| Item | Why it matters |
|---|---|
| Tenancy | Who the tenants are, how long they have been there and how much space each holds |
| Lease terms | Remaining term, renewal options, expense structure and improvement allowances |
| Building condition | Roof, HVAC, elevators where present, and capital needs |
| Layout and parking | Floor plates, suite sizes and parking supply relative to the use |
| Location and access | Visibility, road access and proximity to the people who use the building |
| Zoning and use | Permitted uses, including any limits on medical use |
How we approach it
We review the leases, operating statements and building before we recommend a price or a rent. We then prepare a pricing analysis from comparable sales and leases and replacement cost, and identify the buyers or tenants most likely to transact. A pricing analysis is not an appraisal. For tenants, we start by defining the space requirement and then find space that fits it.
