What we look at
| Item | Why it matters |
|---|---|
| Location and visibility | Frontage, signage and the view from the road drive customer traffic |
| Access and parking | Curb cuts, turning movements, cross-access and parking supply |
| Tenant mix | How the tenants support one another and how exposed the property is to one tenant |
| Lease terms | Remaining term, renewal options, expense recovery, and transfer and co-tenancy clauses |
| Building and site | Roof, parking surface, building systems and capital needs |
| Zoning | Permitted uses and any limits on future tenants |
How we approach it
We review the leases, operating statements and site before we recommend a price or a rent. We then prepare a pricing analysis from comparable sales and leases and replacement cost, and identify the buyers or tenants most likely to transact. A pricing analysis is not an appraisal.
Where

FAQ
What kinds of retail property do you handle?
Shopping centers, freestanding and single-tenant buildings, net-leased retail and outparcels, for sale, purchase or lease.
Do you represent retail tenants?
Yes. We represent tenants looking for space and landlords leasing it. Our role in each transaction is set out in a written agreement.
How is a retail property priced?
Price follows the leases, the tenants, the location and the condition of the property, compared with comparable sales and replacement cost. We prepare a pricing analysis, which is not an appraisal.
