Commercial real estate in Sumter County

A Florida interstate corridor.

In brief: Purvis & Company Commercial is based in Wildwood, in Sumter County, at the I-75 and Florida's Turnpike interchange. We represent owners, investors, buyers and commercial tenants on all commercial property types in Sumter County: industrial and flex, retail, office, multifamily, investment property, land, storage and IOS. Industrial and flex is our specialty, and we advise on how site conditions affect price.

Wildwood and the I-75 and Turnpike interchange

Our office is at 609 N Old Wire Rd, Wildwood, FL 34785. Wildwood sits where Florida's Turnpike meets I-75, with SR 44 and US 301 serving the city. In 2025, FDOT counted about 57,620 vehicles per day on I-75 in Sumter County south of the Turnpike junction and about 51,400 on Florida's Turnpike approaching I-75, with trucks at about 21% and 20% of traffic [2]. For industrial, flex and yard users, that access is the main reason a site is useful. We evaluate each site on its access, utilities, zoning and stormwater before we take it to market. The City of Wildwood's estimated population was 19,436 on July 1, 2025, up 23.0% from April 2020 [1].

Bushnell and the rest of the county

Bushnell is the county seat, along I-75 and SR 48, with an estimated 3,157 residents on July 1, 2025 [1]. Webster, Coleman and Center Hill are smaller communities with their own planning and utility arrangements. Zoning, utility providers and permitting differ by city and by the unincorporated county, so we confirm them parcel by parcel.

Property owners near The Villages® community

The Villages® community extends across parts of Sumter, Lake and Marion Counties. Sumter County's estimated population grew 21.6% from April 2020 to July 2025 [1]. Growth on that scale brings demand from trades, contractors, suppliers, vehicle and equipment yards, and storage users. We represent owners of land, flex and small-bay buildings, and yard sites in the area who want to sell or lease.

THE VILLAGES® is a registered trademark of its owner. We are not affiliated with or sponsored by it. See Disclosures.

Industrial and flex demand in Sumter County

Contractors and service trades need small-bay flex with drive-in doors and power. Suppliers and light distributors need docks and truck access. Operators need outdoor storage with a stabilized surface. Each use has different requirements for clear height, power, doors and zoning, which is why we underwrite by property type: industrial and flex, IOS, storage and land.

Retail, office and multifamily in Sumter County

We also represent clients on retail, office and multifamily property in the county. Sumter County recorded $2.2 billion in retail sales in 2022 (Economic Census) and issued 3,516 residential building permits in 2025 [3]. The owner-occupied housing rate was 87.6%, well above the 67.6% statewide rate, so the county's rental housing base is small (ACS 2020-2024) [3].
