What we look at
| Item | Why it matters |
|---|---|
| Leases | Remaining term, renewal options, rent changes and who pays which expenses |
| Tenants | Tenant credit, how long they have been in place and how much of the income each provides |
| Operating history | Actual income and expenses, not only what the leases say |
| Building and site | Condition, capital needs and replacement cost |
| Location | Access, visibility and what the property would draw if a tenant left |
How we approach it
We review the leases, operating statements and property before we recommend a price. We then prepare a pricing analysis from comparable sales, the leases and replacement cost, and identify the buyers most likely to transact. A pricing analysis is not an appraisal. We do not project income or performance, and we do not give tax, legal or investment advice.
Where
Our focus is Sumter County and Lake County. We represent clients on property throughout Florida; see all markets.
